Why Is My Surrey Lawn Patchy? 6 Causes & How to Fix It

Bare spots, moss and thin grass are almost always a soil or drainage problem — not a lack of fertilizer. Here's how to fix a patchy Surrey lawn for good.

The problem

Patchy lawns are a symptom

A patchy Surrey lawn is almost never hungry. The grass is usually drowning, starved of air or shaded out — and spreading more fertilizer or seed on top won't change any of that.

Most patchy lawns trace back to one of four things: heavy clay that holds water, poor drainage that leaves the soil waterlogged, deep shade from cedars and fences, and compaction that stops roots from growing. Until the soil, grade and light are fixed, new grass keeps dying in the same spots.

Signs of trouble

  • Bare or thin patches
  • Moss taking over
  • Water pooling
  • Hard, compacted soil
  • Thin grass under trees
  • Weeds in bare spots

6 causes

Why Surrey lawns go patchy

Heavy clay soil

Clay holds water and squeezes out air, so grass roots rot or never grow deep enough to survive.

Poor drainage

Water lingers in low spots and drowns the grass, then moss moves into the wet ground.

Shade from cedar & fences

Dense shade starves turf of light, leaving thin, bare ground underneath.

Soil compaction

Foot traffic and machinery pack the soil so roots can't push through to water and air.

Moss & thatch

A thick mat of moss and dead grass chokes out the healthy turf and holds moisture at the surface.

Wrong grass for the site

A full-sun blend in shade, or a thirsty variety on clay, will always thin out over time.

The fix

How to get a full lawn back

The order matters. First give water a place to go — regrade the surface so it slopes away and add drainage where the yard stays wet. Then fix the soil itself by breaking up compaction and working in the amendments Surrey clay needs.

Once the grade and soil are right, aerate to open the root zone, then overseed thin areas or resod the bare ones with a grass that actually suits the spot — shade-tolerant where it's dark, deeper-rooted where it's dry. A lawn fixed this way stays full instead of needing a rescue every spring.

  • Regrade & drain
  • Amend clay soil
  • Aerate & overseed
  • Resod bare areas
  • Choose shade-tolerant grass
  • Adjust watering

Questions

Patchy lawn FAQs

Fertilizer can't fix compacted clay or poor drainage. The grass is starving or drowning — fix the soil and grade first.
Yes — moss thrives where soil stays wet and compacted. Improve drainage and moss stops returning.
For a few thin spots, overseed. For widespread bare patches, we usually resod after regrading and amending the soil.
Cedars cast dense shade and their roots compete for water. Shade-tolerant grass and less turf under the canopy is the fix.
Fix the drainage and soil once, then use the right grass, mow high, and water deeply but less often. We can do the full renovation.
