Why Does My Surrey Yard Flood? 5 Causes & How to Fix It

Soggy lawn, water at the foundation, moss everywhere — Surrey's clay and rain are usually to blame. Here's what's going on and how to fix it.

The problem

It's not your grass — it's the grade

Surrey gets roughly 1,500 mm of rain a year, and most lots sit on heavy clay that drains slowly. When the ground can't absorb what falls, water has nowhere to go — so it pools on the surface and creeps toward the house.

You'll see it as a lawn that stays soggy for days, puddles that linger long after the rain stops, moss and thin grass where the soil never dries out, mosquitoes in the summer, and water collecting at the foundation.

Signs you have a drainage problem

  • Water pools after rain
  • Lawn stays soggy
  • Moss & thin grass
  • Water near the foundation
  • Mosquitoes
  • Downspouts dumping at the house

5 causes

Why Surrey yards flood

Heavy clay soil

Clay holds water and drains slowly, so rain sits on the surface instead of soaking away.

Flat or inward grade

When the yard slopes toward the house — or sits dead flat — water has no reason to leave.

Downspouts at the foundation

Roof water dumps right against the house and saturates the soil beside the foundation.

High water table

In low-lying areas, groundwater sits close to the surface and keeps the yard wet.

Compacted soil

Years of foot traffic squeeze the air out of the soil so it can't absorb a heavy downpour.

No drainage path

With nowhere for water to discharge, it collects in the lowest spot and stays there.

The fix

How to fix a wet Surrey yard

The fix usually comes down to one thing: giving water a path away from the house. We regrade the surface so it slopes away, install French drains to carry groundwater off the lot, redirect the downspouts, and add a swale to move surface water to a safe outlet.

Every yard is different, so we start with a free on-site visit to find where the water is coming from and where it can safely go. We handle the regrading, drainage and downspouts as one project — so you're not patching one wet spot while another one forms.

Regrade the surface so it slopes away from the house, then install drainage — French drains or a swale — to give the water a path out.
Often, yes. Moss thrives where soil stays wet and compacted. Fix the drainage and the moss problem usually goes away with it.
Yes. Water sitting against the foundation can lead to cracks, leaks and settling. Redirecting it away is the cheapest protection you'll buy.
It ranges from about $500–$1,500 for a downspout fix to $5,000–$15,000+ for a full regrade. We give a fixed quote after a free on-site visit.
